What to Do When a Pipe Bursts in Your Tucson Home

The first two minutes after a pipe bursts determine most of the damage. Here is the exact sequence of actions — and what causes bursts in Arizona homes.

A burst pipe creates roughly 400 gallons of water damage per hour if the supply is not shut off. Knowing the correct sequence of actions before it happens — when you are calm, not standing in water — is one of the highest-value pieces of home knowledge you can have. In Tucson, burst supply lines are more common than burst drain lines, and they tend to happen in walls and under slabs where the damage is invisible until it is very significant.

Step 1: Shut Off the Water — Now

Do not assess the damage first. Go directly to the main shutoff and close it. Every second of running water is carpet, flooring, drywall, and structural material. If you know which fixture or zone is affected and can reach its individual shutoff safely, use that — otherwise, use the main. Once the supply is off, open the lowest faucet in the home to drain pressure from the lines.

Step 2: Turn Off Electricity in Affected Areas

If water has reached a floor or ceiling near electrical outlets, lighting, or your electrical panel, flip the breakers for those areas at the main panel. Water and electricity is the greater emergency. Do not step through standing water that may be in contact with a live outlet.

Step 3: Document Before You Clean Up

Take photos and video of everything before you move furniture, pull up carpet, or begin any drying. Your insurance claim depends on documentation of the initial damage — not the cleaned-up version. Photograph the burst location, the water extent on every surface, and all affected property.

Step 4: Begin Drying and Containment

Move furniture and valuables off wet flooring. Use towels, a wet/dry vac, or a mop to remove standing water. Open windows and doors to begin air circulation. The critical 24-hour window for mold prevention begins the moment the water stops.

Step 5: Call Your Plumber and Your Insurance

Once the scene is documented and drying has begun, call a licensed plumber for the repair and contact your homeowner's insurance to start the claim. Your plumber can provide documentation of the cause and repair, which your insurance will require.

What Causes Pipe Bursts in Tucson

  • Galvanized steel corrosion failure in older homes — the pipe wall thins to the point of breach
  • Thermal expansion — exterior copper supply lines exposed to extreme temperature swings can fatigue over decades
  • High water pressure — unregulated pressure above 80 psi stresses every connection continuously
  • Corrosion at dissimilar metal joints
  • Sudden pressure surge after a main shutoff is reopened quickly
